WHITE PALACE REAL ESTATE (WPRE) , FRANCE

White Palace Real Estate France S.A.S. (WPRE) is a joint venture company created by Action Group Holdings (AGH) and Inovalis S.A. ( www.inovalis.com ) in September 2004 . The continued buoyancy and strength of the real estate sector in France, particularly for commercial properties, provided an appealing investment opportunity for AGH. The first quarter of 2006 has seen record levels of investment in commercial real estate in France, and the investment market is expected to remain active in 2006. During that quarter, occupiers’ take-up rate doubled the volume reached one year ago (source : C.B. Richard Elis Market View, 1st Quarter 2006). Paris in particular, made up nearly one third of this take-up. This is not surprising considering that this region (“Ile-de France”) represents about 25% of the whole national economy. For this reason, WPRE has chosen to focus its real estate strategy in the nation’s capital. ( Furthermore, AGH endeavors to expand its acquisition of predominantly commercial properties into Germany due to the current economic opportunity, especially in the real estate sector in major cities.)

WPRE’s portfolio of commercial properties comprises of several office buildings in the highly desirable 8th district and Central Business District of Paris. These properties benefit from good facilities, such as the proximity of major retail and business areas, such as the Boulevard Hausssmann, the renowned Champs Elysées and La Défense; not to mention exceptional access to transportation networks. In total, the properties offer a gross lettable area in excess of 40,000 m2.

LAVERTON , AUSTRALIA

The property is located within the suburb of Laverton North, located approximately 14 kilometres from the Melbourne Central Business District. The site consists of 4 warehouses totalling 12,500 m2 NLA of warehouse space under cover on 19,100 square metres of land.

The industrial area of Laverton North has progressively developed to provide for a variety of major industrial space users which have been drawn to the good industrial profile of the location, given its immediate proximity to the Princess Freeway thus immediate access to Melbourne's CBD or alternatively to Melbourne's greater south-west and Melbourne's northern region.

The property is tenanted by Brambles who is a leading global support services group, operating in nearly 40 countries and across 6 continents. Brambles Industries Limited is listed on the Australian Stock Exchange and Brambles Industries plc is listed on the London Stock Exchange.
